This report is typically ordered by the seller, listing agent, or escrow company and is provided to the purchaser during the sale process. It contains important information regarding both the association and the property.
A typical Resale Disclosure Certificate may include:
- Declaration (CC&Rs)
- Bylaws and Articles of Incorporation
- Rules and Regulations
- Current operating budget
- Financial statements
- Recent board meeting minutes
- Insurance information
- Reserve study information, if applicable
- Current assessments and fees
- Known special assessments
- Pending litigation or other disclosures required by law
- Any other documents required by applicable Washington statutes

Escrow Demand Statement (Payoff Demand)
An Escrow Demand Statement is typically ordered by the escrow or closing company to determine the amounts due from the seller and any amounts to be collected from the purchaser at closing.
The report may include:
- Outstanding assessments
- Late fees, interest, and collection costs (if applicable)
- Transfer fees
- Resale or disclosure fees
- Outstanding fines or other charges due under the governing documents
- Prorated assessments and other amounts required for closing
The demand statement reflects the association's account information as of the preparation date and is date and time stamped upon issuance.
If closing is delayed or account activity changes after the report is issued, an updated demand statement may be required. Update requests are available for an additional fee.
THINGS TO REMEMBER:
- All orders for Resale Certificates, Lender Reports AND Escrow Reports must be paid in advance; no exceptions.
- We require up to ten (10) days (business days) to process your request and send your order.
- “Rush” service is available for an additional fee. If “Rush” service is required, you MUST select that option at the time the order is placed. Rush orders will be delivered within three (3) days.
- Each report bears a date and time stamp. NW Management Group LLC will NOT be responsible for changes that occur after that date and time stamp.
- NO Refunds will be made after the documents are delivered (please pay close attention that the property address you enter/select is the correct address).
